KiteString Capital

Estepona · Costa del Sol

The Mediterranean, bought with discipline.

KiteString Capital invests in villas and sea-view residences on the western Costa del Sol. We buy early, or we buy overlooked, through a network we have built on the ground.

  • Based in Estepona
  • US partnership for US investors
  • Off-plan payments bank-guaranteed
  • A small group on each opportunity

Villas are bought for the view. We buy them for the plot, the orientation and the permit history.

This coast sells itself. Morning swims in October, long lunches on the terrace, a town where the streets are lined with flowers. That is why people keep arriving, and why good homes here are hard to find.

Our work is the part buyers don't see: knowing which developments are worth committing to before the first wall goes up, which resale homes are one renovation away from their real value, and which ones to walk away from.

Two ways we invest

We buy early, or we buy overlooked.

Secure the right homes at launch

We commit early to well-located developments, often across several units, when developers price to secure their first sales. Every payment before completion is covered by a bank guarantee.

Why the western Costa del Sol

Where the light is extraordinary and the numbers still work

Estepona has spent a decade renewing its old town, paying off its debts and cutting property taxes. It now sits among the coast's most sought-after addresses, yet trades well below Marbella's Golden Mile a short drive east.

Around it, Casares, Benahavís and the New Golden Mile each offer a different mix of beach, hills, golf and value. We know every one of them street by street.

Explore the coast

"We moved our family from San Diego to Estepona for the same reasons everyone else is coming: the light, the sea, the pace of life. KiteString exists to own a part of that, carefully, and to share it with a small group of investors who see it the way we do."

    The regional economy

    More than a holiday coast

Málaga province is one of the fastest-growing economies in Spain. Tourism, technology and a steady flow of new residents all feed the same housing market.

    Technology

    Málaga as a tech hub

Google's cybersecurity centre, Vodafone and TDK have brought engineering jobs to Málaga, and with them remote workers and young families who want year-round living.

    Jobs

    Employment on the rise

Unemployment in Málaga province is falling faster than anywhere else in Andalucía, with 33,900 fewer people out of work in 2024 alone.

    Estepona

    The most improved town

Estepona paid off €304 million of inherited debt, cut residents' property tax by an average of 20% in 2025, and is expanding its hospital and redeveloping its marina.

    For investors

Why it works from New York and from Amsterdam

The same coast offers different advantages depending on where your capital comes from.

    United States

A euro asset with familiar sunshine

    • Invest at home. US investors invest in dollars through a US partnership that owns our Spanish company.
    • Your neighbours are already buying. American buyers pay the highest average price per m² of any foreign nationality in Spain, and their purchases rose 25% in the first half of 2025.
    • Direct from the East Coast. Seasonal nonstop flights connect Newark and Málaga.
    • Diversification out of the dollar. Real assets priced in euros, in one of Europe's most international property markets.
    • Treaty treatment. The US–Spain tax treaty reduces withholding on dividends to 15%, and to 5% for qualifying corporate shareholders.
    • A Southern California climate. Over 300 days of sun a year, with mild winters and sea breezes in summer.
    European Union and UK

Close to home, in your own currency

    • No currency risk for euro investors. Capital, costs and returns all in euros.
    • Two to three hours away. Málaga airport serves 276 routes. In 2025 it handled 6.1 million passengers to and from the UK, 2.0 million from Germany and 1.6 million from the Netherlands.
    • Established communities. British, Dutch, Scandinavian, Belgian and German buyers have shaped this coast for decades, and Dutch purchases in Spain rose 37% in the first half of 2025.
    • EU legal protections. Free movement of capital, a public land registry, and bank guarantees on off-plan deposits under Spanish law.
    • A predictable transfer tax. Andalucía has applied a flat 7% rate since 2021, among the lowest in Spain.

Sources: Colegio de Registradores (2024–2025), AENA (2025), US–Spain Income Tax Treaty and 2019 Protocol, Junta de Andalucía. Tax treatment depends on each investor's circumstances.

    How a deal works

    Six steps, one team

Most investors pay a different intermediary at every stage. We keep sourcing, renovation and sales within our own network, which cuts costs and shortens decisions.

    1. Source

Our agents bring us pre-launch allocations and off-market homes before they are widely listed.

    2. Underwrite

We value each home on what comparable finished homes sell for today, check the cadastral reference value, and price the renovation or completion risk.

    3. Negotiate

We agree price and terms directly with developers and sellers, and buy several units at once where it improves the price.

    4. Legal and protection

A reservation deposit, then a private contract with 10–20% paid. Every stage payment on new builds is covered by a bank guarantee, and our lawyers check title, licences and debts.

    5. Build or renovate

We follow construction to completion, or our renovation team delivers a fixed, non-structural scope, usually in a few months.

    6. Exit or hold

We sell through our own agency network, or let the home while the market sets the right moment. Proceeds return to the next opportunity.

    Risks

    The risks, stated plainly

Real estate investment can lose money. These are the risks we see on this coast, and how we manage each one.

Developer or completion riskHow we manage it: we work with established developers, and every off-plan payment is covered by a bank guarantee under Ley 38/1999.
Construction delaysHow we manage it: we plan for completion 6 to 12 months after the contractual date.
Falling pricesHow we manage it: we buy on today's comparables, not projected growth, and every home can be held and let if the sale market slows.
Rental and licensing rulesHow we manage it: we treat long-term letting as the base case and only count on holiday lets where a licence already exists.
Currency, for US investorsHow we manage it: assets and returns are in euros, so dollar-based investors should weigh exchange-rate moves.
LiquidityHow we manage it: property takes time to sell. We plan exits early and avoid relying on a single buyer type.
ConcentrationHow we manage it: we focus on one coast by design, and spread across towns, price points and two strategies.
Tax and regulation changesHow we manage it: Spanish tax and legal counsel review every structure, and we track housing law as it changes.
    Archetypes

We don't buy everything that's for sale. We buy three kinds of home.

Each archetype has its own logic: where it sits, what makes it scarce, and what we need to see before we commit. Images on this page are AI-generated concepts, not properties KiteString owns or offers.

    Spanish property, a US investment

You invest in a US partnership managed by KiteString. It owns our Spanish company, which buys, renovates and sells the homes. You never deal with Spanish notaries, tax numbers or bank accounts.

    • Invest in dollars. Subscribe by US wire. The partnership converts to euros when it deploys capital.
    • US documents, US law. A subscription agreement and partnership agreement of the kind US investors already know.
    • One tax form a year. Partners receive a Schedule K-1. Spanish filings are handled at company level by our Spanish advisers.
    • Run on the ground in Estepona. Sourcing, renovation, sales and compliance sit with the Spanish company and its local team.

Final structure, jurisdiction and tax treatment are set by US and Spanish counsel and described in the offering documents. Investors outside the United States, including in Canada and Europe, invest through arrangements suited to their own rules.

    Questions

    Investor FAQ

    How are investments structured?

US investors invest in a US partnership managed by KiteString. The partnership owns a Spanish company (a Sociedad Limitada) that holds the properties and runs the work on the ground. Investors in Canada, Europe and elsewhere invest through arrangements suited to their own rules. The final structure is set by US and Spanish counsel and described in the offering documents.

    What is the minimum investment?

Minimums depend on the programme and are shared with eligible investors in the memorandum.

    Who holds the money?

US investors wire their capital to the US partnership, which holds it in a US bank account in the partnership's name. The partnership sends money to the Spanish company only when it is needed for a specific purchase or renovation, and in Spain it sits in bank accounts in the company's name. Payments to developers before completion are covered by bank guarantees, as Spanish law requires. Sale proceeds flow back to the partnership, which makes distributions to partners in US dollars.

How will I hear how my investment is doing?

Investors receive regular reporting on every property, covering purchase, works, letting and sale.

Can investors from the United States take part?

Yes. US investors invest through a US partnership managed by KiteString, in dollars and under US documents, and the partnership owns our Spanish company. Participation is limited to investors who are eligible under US securities rules, usually accredited investors, and we confirm eligibility before sharing any investment materials.

    What about taxes?

The structure is designed to be tax-efficient at each level. In Spain, our company buys as a professional property business, which qualifies for a 2% transfer tax instead of 7% on resale homes up to €500,000 that it resells within two years, and new companies pay a reduced 15% corporate tax rate in their first two profitable years. In the United States, the partnership is not taxed itself: profits pass through to partners, who receive one Schedule K-1 a year. The US–Spain tax treaty cuts Spanish withholding on profits paid to the US from 19% to 15%, and US investors can generally claim it as a foreign tax credit. Our Spanish advisers handle the Spanish company's filings. Tax still depends on your own circumstances, and we recommend every investor takes their own tax advice.

    Is KiteString an estate agency?

No. We invest in property on behalf of our investors. We don't sell homes to the public or represent buyers.
